Zellner's S.I.M.P.L.E. Process

Over many years of experience and development, we’ve formed proprietary steps in order to streamline and simplify the often complex construction process for our clients. To date, our SIMPLE process has helped us bring many projects from their initial idea stage to high-quality completion in an extremely efficient and easy-to-understand manner. 

  • Study

    We meet with the owner to learn about the project & listen to their needs.

    - Review owner's budget goals

    - Review owner's schedule/timeline goals

    - Find out what requirements the owner desires (Leed building, etc.)

    - Initial feasibility recommendation

  • Interview

    This involves defining the design team participants – a team that is experienced with the project type and will provide a high-quality product.

    - Narrow down and select the architects and engineers most suitable for the client

    - Present design team suggestions to owner

    - Conceptual programming proposal

    - Design team presents conceptual drawings to owner for review and acceptance

  • Modify & Develop

    We get everything prepared for the client – team, budget and schedule, feasibility review, and finalization of design.

    - Select core construction team

    - Futher modification and development of a clear and accurate budget

    - Value engineering if needed

    - Develop a schedule based on design and project milestones

    - Construction design documents

  • Project Review

    We present and review documents with the client for feedback.

    - Submit final budget 

    - Submit final schedule

    - Submit any Value Engineering alternatives that may be applicable

  • Line to Construction

    Our favorite step - this involves translating the construction documents into physical reality.

    - Manage all aspects of the construction process

    - Maintain quality control and safety

    - Closely monitor project budget and potential additional savings opportunities

    - Close out project, punch lists, training

  • Evaluate

    We follow up with the client after construction is completed to ensure satisfaction.

    - Follow ups

    - One-year review, etc.
